Our Approach
There's a difference between a house and a home built for you. Varian Construction has been designing and building custom homes across Naples and Southwest Florida for over 30 years. We are a licensed general contractor (CGC 061412) with a state roofing license (CCC 057950), and owner Bill Varian, CGR CAPS CGP, is personally involved in every custom home project from the first meeting through the final walkthrough. Custom home building is not a department here — it's the foundation of what Varian Construction was built on.
What We Build
Ground-Up Custom Homes
We work with homeowners from an empty lot through a fully completed home. That process begins with understanding how you live — how many people, how you entertain, how the spaces should flow — and results in a set of construction documents that reflect those answers precisely. No floor plans borrowed from other projects.
Teardown Rebuilds
Naples' housing stock has pockets of older properties where the lot value exceeds the home value. A teardown rebuild lets you preserve your location while building a home that reflects today's standards for energy efficiency, structural resilience, and luxury finish. Varian Construction manages the full process — demolition permits, new construction documents, and build-out through certificate of occupancy.
Major Additions
Room additions that require structural work, new foundations, and architectural coordination are a core part of Varian's custom home practice. We have completed single-room additions, guest house additions, garage additions, and second-story additions throughout Naples. Every addition is designed to look as if it were always there — Bill Varian's foundational philosophy, applied to every square foot of new construction.
Aging-in-Place Design
As a Certified Aging-in-Place Specialist (CAPS), Bill Varian brings specific expertise to custom home design for clients building their long-term home. That means wider doorways, zero-step entries, future-proofed bathroom layouts, and smart home technology integration — features that are invisible when you don't need them and invaluable when you do.

Evaluation
We start with a thorough walk-through of your space — listening first, measuring second. You'll meet directly with Bill, not a salesperson.

Design
Our team develops the plans, selects materials, and coordinates with architects and designers. Every detail is confirmed before a single wall is touched.

Construction
Work is executed by our own crews — licensed, experienced, and accountable to Bill directly. You have one point of contact throughout.

Completion
We don't consider a project done until you do. Final walk-through, punch list, and a clean handoff — no loose ends.
